How much does an SMSF property valuation cost? Our fixed prices are desktop from $299 and on-site from $690. This page explains what sits behind those figures, what pushes a valuation from one scope to the other, and why the first thing to compare is scope, not the headline price.

Why this matters for your fund: each financial year an SMSF must report property at market value for the fund’s financial statements and audit under SIS Regulation 8.02B. (The 1 July 2027 capital gains tax change applies to individuals, not to SMSFs.) A valuation is recurring fund housekeeping — so a fair fixed price and the right scope matter every year.

What drives the cost

Price follows the work the valuer has to do to reach a supportable figure:

  • Desktop vs on-site. A physical inspection takes a valuer’s time on the ground, so on-site sits above desktop. It earns that premium when the property’s condition or scrutiny actually affects the value.
  • Property type and complexity. A standard residential house is quicker to evidence than an unusual, mixed-use or commercial property, or premises leased to a related business.
  • Evidence you already hold. A recent lease, a prior valuation or clear comparable sales can make the valuer’s job cleaner. Little or conflicting evidence adds work.
  • Location and comparables. Where recent comparable sales are thin (rural, unique or tightly held markets), building a supportable value takes more effort.

Why scope comes first, not price

It’s tempting to compare only the dollar figure, but the real question is which scope gives your auditor evidence they can rely on. A cheaper desktop assessment is the right, economical choice for a routine annual update on a standard home. But if the property was renovated, sits in pension phase, is a large share of fund assets, or drew an auditor query last year, an on-site valuation is the better value — it prevents a qualified audit or a re-do, which costs far more than the difference in fee.

Why is on-site more than desktop?
