When an SMSF buys property with borrowed money, it does so through a Limited Recourse Borrowing Arrangement (LRBA) — the property is held in a separate holding (bare) trust until the loan is repaid. That structure creates two audiences for a defensible market value: the lender, who sizes and reviews the loan against the property, and the fund’s annual audit, which needs the property reported at market value every year. This page explains why a borrowed-into property still needs a supportable valuation, and when.
The annual obligation doesn’t change because there’s a loan: each financial year an SMSF must report the property at market value for its financial statements and audit under SIS Regulation 8.02B. (The 1 July 2027 capital gains tax change applies to individuals, not to SMSFs.)
Why the lender wants a market value#
Lenders to SMSFs are conservative. A defensible, independent market value underpins the loan-to-value ratio at purchase and again on any refinance or review. A weak or stale figure can hold up settlement or a re-finance, so getting a supportable valuation early keeps the arrangement moving.
Why the annual audit wants one too#
Once the loan settles, the property still sits in the fund’s accounts and is tested in the annual audit like any other asset. Property is usually material, and where a borrowing is involved the value also feeds the fund’s net position and member balances — so auditors expect objective, supportable evidence, not a round number. The single-acquirable-asset context#
An LRBA can only be used to acquire a single acquirable asset (or a collection treated as one), and borrowings generally can’t be used to improve that asset beyond repair and maintenance. In practice that means the fund’s value tracks the one asset closely — which makes a clean, dated valuation at the key moments straightforward and worth keeping current in the fund’s evidence file.
When an LRBA property needs valuing#
- At purchase — the lender’s requirement, and the fund’s opening value.
- Every financial year — the market-value report for accounts and audit (SIS Reg 8.02B).
- On a refinance or loan review — lenders re-test value.
- If the borrowing is from a related party — the loan terms are expected to reflect arm’s-length, supportable value; the terms themselves are advice territory, so confirm with your SMSF adviser.
- When the loan is repaid and the property transfers out of the holding trust.
