SMSF Property Valuation for Pension Phase

Moving your SMSF into retirement (pension) phase turns the market value of the fund’s property from background bookkeeping into a number that drives real calculations. When a member starts a retirement-phase income stream, the value of the fund’s assets sets the opening pension balance — and that flows into the transfer balance account and the minimum pension each year. Why the market value matters at pension commencement

Starting a retirement-phase income stream is exactly one of the events ATO guidance flags as calling for a supportable valuation, because several numbers depend on it:

  • The opening pension balance. A pension starts at the value of the assets supporting it — so property has to carry a current, defensible market value on the commencement date.
  • The transfer balance account. Starting a retirement-phase pension credits the member’s transfer balance account, which is measured against the transfer balance cap — so the value has to be right.
  • Exempt current pension income. The proportion of the fund’s income that is exempt in pension phase leans on asset values, which makes a supportable figure important from day one.

Why each year in pension phase needs one too

The pension doesn’t set-and-forget. Each 1 July, the minimum pension a member must draw is a percentage of the account balance — and that balance depends on the market value of the fund’s assets, including property. An independent valuation is the cleanest evidence

Because pension phase is one of the cases where scrutiny is higher, an independent, signed valuation is the strongest single piece of evidence for the commencement value. Trustees can value fund assets using objective, supportable data, so it isn’t the only accepted method — but where a pension turns on the number, the independent, audit-ready report is the cleanest way to support it. Do I need a property valuation to start an SMSF pension?
